               The  NAR  Innovation  District  has  a  total  of  1.188.585  m2  construction
            area, made up of the TDZ, commercial and residential units, public spaces,
            education,  health,  sports  and  touristic  facilities.  The  locations  of  all  public
            spaces  in  the  project  area  were  determined  based  on  accessibility  design
            standards. The FAR for commerce and tourism is 1.0, and for commerce and
            tourism areas it is 1.75. The spatial distribution of public areas consists of 22%
            green areas, 12% pedestrian lanes, and about 10% bike lanes (Figure 8).

               The TDZ sits on a 10ha land and is designed according to the topography. It
            consists of Research and Development buildings, commercial and accommodation
            areas. The FAR for the TDZ is 1.5. The ground floors of the area house public
            facilities, while the upper floors are reserved for commercial functions.
               The project area is designed as an innovation zone where 5G fiber optic,
            Lora, etc. infrastructures are tested and applied. As in the smart city model in
            Figure 9, the NAR area adopts a smart city management model through the
            integration of surveillance utilities and open data sharing. Plans are underway
            to collect data through sensors, cameras and smart devices, and provide real
            time interventions by administrative units. Blocks are adjacent to each other
            with an underground service tunnel system that allows service networks to be
            repaired without the need for street excavations. A selective waste collection
            network and underground waste management systems are to be installed.
            The  Turkish  Management  Sciences  Institute  (TÜSSİDE)  has  explored  109
            Smart City applications and studied their feasibility for the NAR area. These
